01
Inspection and testing
A certified technician walks the attic with a moisture meter, boroscope, and thermal imaging camera to map mold growth and hidden moisture. We check roof sheathing, rafters, insulation, and HVAC ductwork. This takes 45 to 90 minutes, and you get a written scope with photos before any work begins.
02
Containment and air scrubbing
We seal the attic access and any HVAC registers with polyethylene sheeting and duct tape, then run an air scrubber with HEPA filtration and an ozone generator where odor is heavy. Negative air pressure keeps spores from drifting into bedrooms while we work. Setup takes about an hour.
03
Removal of mold-damaged materials
Contaminated insulation, drywall, and carpet padding come out in sealed bags. We HEPA-vacuum every surface, then apply an antimicrobial solution to rafters, sheathing, and the wood subfloor. On a typical 400-square-foot attic this phase runs four to eight hours depending on how far the growth has spread.
04
Structural drying
If the attic is still wet, we place Dri-Eaz and Phoenix Restoration Equipment dehumidifiers and air movers to pull moisture out of framing. Drying usually takes 24 to 72 hours, and we monitor with hygrometers each day until wood moisture reads under 15 percent.
05
Clearance verification
We do a final walkthrough with a moisture meter and infrared thermometer, document readings, and photograph the finished space. You get a clearance summary with before-and-after photos. If you want third-party air sampling, we can schedule that before we close the containment.
